Finally Unpacking the Back Rooms: Making Tough Decisions and Donations

Well gang… The time is here. No more avoiding the boxes in the back rooms…

We’ve been having so much fun getting the front part of our home all set up, that we put the 2 back bedrooms on the bottom of our to-do list. But not any longer.

One of the back rooms has been serving as an office, and it will continue to be an office.

Isn’t she lovely? Well, she will be, hopefully! This has been my point of operations for blogging, bill paying, etc., and I’m really looking forward to getting everything all set up and beautified.

While Willie was working in the garage getting the desk pieces sorted, I went to work on all those boxes in the second back room. I had to make some tough decisions. I had already gone through everything before moving from Wintergreen (our former home), but since we’ve been living here almost 6 months now (move in date was December 18, 2024), and I’ve not used items that are in the boxes waiting to be unpacked, I figure I must be able to live without them. The exception being, seasonal and holiday decor, and must-keep pictures and keepsake items. So here we go. If an item does not fit in the keepsake or holiday category, and I’ve not needed it, nor do I feel like I will need it in the near future, it either gets donated, or thrown out.

This Goodwill Donation Center is located in Willis, Texas. It’s very nice, and really easy to pull right up to the door. The gentleman working here opened the door and helped us unload.

Now we are clutter free! (Almost!) But we’ve gone through pretty much of our belongings, and we are learning that less is definitely more, especially if you’re just storing it, thinking you may use it down the road. We’re learning to just let it go. It’s very freeing.

We headed back to Royalview, and got busy moving furniture and the remaining boxes, whose contents will be used in some capacity.

We moved this love seat from the office to the second room that was once filled with boxes. We brought this love seat and area rug with us from Wintergreen. It doesn’t go with the rest of our decor here at Royalview, but we’re going to keep it for now, till we decided exactly how we want to use this room. But for now, we’re going to use it as a resting area for Willie when he comes in for a break after working outside or in the garage. We kept the TV that we used in the living room before our new TV purchase, so we’ll get that set up for him in here and get it decorated a bit more. But it already looks better, and he can take a break in here now. There is a window in here that overlooks the back yard as well, so it is pleasant.

God is so good! What a joy to be able to work indoors and still get to see this beautiful view. I’m still pinching myself everyday, and giving God praise everyday for guiding us to Royalview.

I was very privileged to meet a very special lady this week. Cinthia Alegria, of Lopez Alegria Enterprise, LLC.

Cynthia was referred to us by our Realtor, Kristin, before we moved here to Royalview. At the time, we were unable to connect our schedules, but I recently decided to reach out to her again to inquire about her services.

We have had housecleaning/maid service since we moved to Royalview. I have not been 100 percent happy with the services that Royalview has been receiving, and we have switched companies several times as a result.

But to the awesome part, and sometimes we all must go through some not so awesome parts first, but I’m so glad that I reached out to Cinthia. She has such a lovely and bubbly personality, and she really cares about what she does, and if things are cleaned to her liking, and/or satisfaction. So refreshing!

One thing that no one else has done, except Cinthia, is come by and visit our home and discuss our needs before our first housecleaning. She gave us a quote upon her visit. I was very impressed with just this gesture alone. I felt more at ease immediately from this experience, as well as knowing that she is the owner/CEO of her own company, and that she would be present on cleaning day.

Cinthia began in our kitchen (which is always my preference), and her companion, Maria, began in our bedroom.

Cinthia started in cleaning the tops of our cabinets. This is a service I have requested from other companies, since before we moved in.

Cinthia asked me if we have had a deep cleaning before, to which I replied, yes, a couple. She then took a picture of the top of the cabinets and texted it to me.

I could not believe what I saw. I shall not say anything offensive about anyone or any company here, but rather be very thankful for Cinthia.

I will say that after hiring companies, and yes, plural, companies to deep clean our new home before moving in, and also paying for deep cleaning after we moved in, and then also bi-weekly cleaning (including requesting cabinet tops be cleaned), this is how Cinthia found them.

Disappointing to say the least, but we are trying to focus on the good here, right? Right!

So, drum roll please…. Ta-da!

Sweet! So much better, and I feel much better knowing that they are now, finally, clean…

Cinthia also cleaned out our oven very well, taking the racks out and cleaning those too. She really went the extra mile. I enjoyed chatting with her and getting to know her better during her visit. She told me that she tells her employees that they need to love what they do, and to do their very best.

These two ladies did a fantastic job. I feel so much better now about cleaning day here at Royalview. I will not have anxiety over who is coming over, or how will they do. I now feel very secure in who will be coming over, and I can relax and know that Royalview is in very good, kind-hearted, caring hands.

Royalview, 3 Months Later

What a difference 3 months can make.

Here is Royalview at the present time, and the 2nd picture is from when we first arrived in December 2024.

If you’ve been following our journey, then you know all the projects that have gone in to getting Royalview to where she is now. It’s been quite the journey, and we are thankful to all the wonderful people who have worked so expertly to get her looking and functioning at her best.

Now that most of the outdoor projects are complete, (and I say “most”, we still have a few little things that we’re finishing up) I can now turn my main focus to getting the inside completely unpacked, organized, and decorated.

Willie and I have already been doing a little shopping around our new hometown, visiting a couple antique malls and such. I’ll keep you updated on the progress of all that. It’s been a lot of fun. We’re enjoying getting to know our townsfolk around here in the Conroe, Texas area.

Royalview Landscape Makeover, Dramatic Before and After Photo Reveal: Backyard Areas

I asked Willie, after all of the landscaping was complete, which area he believed had the most dramatic transformation. His reply was the front lawn. I do agree that the transformation is definitely dramatically different, but… my thoughts are that the backyard areas were definitely transformed the most.

Upon our very first visit to Royalview, we were encountered with a make-shift outdoor kitchen, and a very large stump from a downed tree, right in the middle of the yard.

We did not let this thwart our enthusiasm for this home. There was much potential to be unlocked here.

So, from a right side angle before picture, you can see the kitchen and the stump right behind it, in the yard.

In the after photo, the kitchen is gone, the stump is gone, and a beautiful tiered garden can now be seen from behind the pillar of the covered back patio upon approach.

This stump was the before lawn decor. And even though it was quite the sight, I could envision a beautiful tiered garden here that flowed naturally with the land’s own organic lines.

And here it is now. I still cannot believe that it actually exists, outside my imagination. The Eagle A. Improvements team brought it to life just as I had envisioned.

I was able to choose the plants that were to go into this garden, as well as the front gardens, and I also gave Eagle A. artistic freedom to add others that they thought would work well.

Everything is so pretty. I couldn’t be happier with the results. And bonus! We now have Texas Bluebonnets blooming in the back garden. That was one of Eagle A.’s surprises for us.

For the far right side of our backyard area, there wasn’t really anything but grass, and water would stand in that back corner area of the house. We had a generator and a propane tank installed, and then Eagle A. custom poured steps for the maintenance of this equipment so that mud would no longer be tracked back and forth on our patio and sidewalks.

We, and others, can now easily access this area and no more tracking in dirt and mud. That’s a big Yay! And a huge win! And so cute, Willie wrote our names in the cement.

Next, is the other side of the patio, going toward our back gate. This before photo is how it appeared when we first saw the house.

After the Eagle A. team finished their beautification, it is now clean, simplistic beauty. The grassy areas are all newly laid sod. Eagle A. also installed irrigation for the backyard grass and garden.

In the gravel area, there are built in drains, and this line follows the drain line.

Eagle A. made sure that all drains were clean and flowing. And the whole area is so much neater.

Look closely at the after picture and you can see one of the little hidden sprinkler heads. These rise up when the water comes on.

On the other side of the gate, across from the grassy area, is a small little nook between our garage and house. This area houses the outdoor a/c condenser.

Now, everything is cleaned/cleared out, and white gravel has been installed.

So much better! And thankfully Eagle A. was able to use those landscaping bricks in our backyard tiered garden. So fabulous!

I think you can probably see why I thought the backyard makeover was so dramatic. There was a lot to clean up, make useful, and beautify.

It’s so much more peaceful out here now. We’re looking forward to getting our patio all decked out so we can sit back here and enjoy.

Royalview Landscape Makeover, Dramatic Before and After Photo Reveal: Front Lawn

Willie and I are very happy, very pleased, ecstatic, all the above, with the results of our completed landscape makeover. So, if you’re all ready… Drum roll please… Sit back and enjoy these very dramatic before and after photos detailing our front lawn makeover.

I’ll begin with our front door entryway. This has to be my favorite. Although, every area is my favorite, there’s just nothing like the view from our front door.

This view already had me in awe. Being able to open my front door and see the lake across the street was very exciting and unbelievable to me on our first visit to our new home.

And, it’s very functional as well as beautiful. I was not able to walk up to, or down from, our front porch. This was also the case with visitors and mail/delivery people. Our mailman made the comment to us that we just made his life a lot easier. No more traipsing through the ditch and climbing a hill to get to us. Awesome!

Next is the Southern front corner of our front yard. We are on a corner lot, so this area is seen the most by passerby’s and this area also has a great view of the lake. We can see the lake from our front porch, as well as from our yard in areas between our neighbor’s houses, and this is one of the areas, so we decided this would make a great place for a garden and seating area with a swing.

Where there once was nothing but brush, we can now stroll across the bridge and enjoy a beautiful garden as well as a lovely view of the lake. A nice place to enjoy an ice cream bar or ice tea, and a friendly chat.

Next, let’s stroll on over to the Northern corner of our front lawn, and visit our second garden with seating area:

That is really quite the difference, isn’t it? We can now simply walk down our front steps and across a path to sit and enjoy another garden and beautiful lake view.

Front Door Bridge and Back Yard Garden Complete!

There she is! In all her glory!

Royalview can now be visited by front door! And I can now walk down to the mailbox from our front door, and bonus, there’s another pathway leading to a swing/garden area off to the left of our home.

This is just so fabulous. Before Eagle A Improvements began our project, it was quite a task to enter Royalview by the front door. Delivery people and visitors were often confused as to how to approach. You’d have to first go into the ditch, and then climb the hill to get to the front steps.

This is so special to me. I could envision this garden upon our very first visit to see our new home. At the time, there was a huge stump that was left by a felled tree from a hurricane, but I could still see it in my mind’s eye. Albert could see my vision, and brought it to life. I am so grateful.

Getting Near the Finish Line, Landscaping Project Royalview

We are now on day six of our complete yard transformation. Things are looking really great, and we can now see the finish line. The only projects left to complete as I am posting this blog, are the two bridges that are being built in the front.

I’ll be posting quite a few before and after photos for you to see and compare, for every area that is being upgraded or restored, in a later post, but for now, I’d like to get you caught up to speed as to how everything is looking right now.

The front Southern garden area is really quite a highlight here. It sits right at the front corner of the property, and is the most visible. We’ve already been receiving a lot of slow-downs to catch a look, passers-by.

There will be a bridge across to get to this area, and it is complete with a covered swing, in which we can sit and view the lake from our yard. So excited!

We ordered 2 of these wooden outdoor swings from Amazon, and they both arrived very promptly. They are really pretty and add a special touch. You can click on our Associate’s Link to get one for yourself!

There is just so much to show you, the team from Eagle A. Improvements have been working seemingly non-stop over the course of this past week, tending to every little detail with care.

Special thank-you’s to Keren and Albert. They have been here every day working and making sure all is done precisely.

One of the most spectacular areas is the descending path that they’ve creating to help us and others reach our front door atop our hill. These steps were handmade by the Eagle A. Improvements team, along with a cross path that takes you to another garden/sitting area that overlooks the lake on the Northern side of our property.

There has been quite a bit going on the in back yard as well. They had to do a lot of digging for irrigation and also for drainage. The backyard has been re-sod and gravel lined, and the garden is now complete. Here is the back yard this evening.

Willie and I couldn’t be happier with how things are turning out. We’re both anticipating how the bridges will look. They should complete them both by tomorrow, and then they will be painted white next week.

The New Plants are Here! Plus Landscape Updates!

All the new plants have arrived! They are so beautiful!

For those just tuning in, all landscape design and installation is being performed by Eagle A. Improvements (apologies to Eagle for omitting the “A” in previous posts, but all links are correct).

Albert and Keren have really outdone themselves picking out gorgeous, full, and healthy plants. It was like Christmas when they arrived bearing these gifts!

Our color scheme of greens, with blues, purples, and white, is really coming to life with all of their plant choices, and for an extra bit of icing on the cake, Keren surprised us with Texas Bluebonnets!

We are so excited for these!

Albert chose some beautiful ivy to incorporate in our back tiered planting area, so that it can start flowing down the sides. Great idea!

Albert and Keren got right to work placing all the plants in the areas they had planned for them.

They’ve already planted the hedges along the front of Royalview.

While the plants are being organized, there is much more work going on at the same time in different areas. The workers are building molds to pour steps for our walkways.

When I realized what they were doing, I was so surprised. I thought they were going to just purchase some pavers to put in amongst white gravel to make our walkways, but no, and when I mentioned my surprise to Albert, he said they do not do anything just the regular way. They go the extra mile to make things really nice.

He is not kidding. Willie and I are super impressed with this team’s attention to detail on every level. If you’ve been following our landscaping series of adventures, you’ll know that Albert and Keren have gone plant shopping with us personally so we could pick out and discuss the types of plants that would be great for the color scheme, look, and feel of our property, plus the plants that would thrive in our environment. They always add a personal touch to everything they do.

Here are a couple of update pictures of our back yard.

Look how nice our tiered garden area is coming along! They have been placing these stones one by one and leveling everything as they go. All the backyard grass is going to be resodded as well.

They are working on better drainage for us since we live on a hilltop with our back yard hill area coming down toward our home. They are also installing irrigation systems for every planting area. That is going to be so nice.

Back steps are being poured as well. We have a generator and propane tank in our back yard. This will make it much easier for workers to check on these systems, and also easier for us to not have mud and dirt tracked across our back patio on every visit. Win, win!

We also have a small area that lies between our house and garage. This was piled with bricks that the former homeowner left behind. Eagle was able to utilize some of these bricks for our back tiered planting area, and the rest they are going to haul off for us. Albert advised that gravel would work best in this area. Due to the way it slopes down, it will make it easier to drain off when it rains. It is an unused area, so no need for grass maintenance here either.

It’s going to look so neat and clean, and no worries on upkeep.

Timber! Tree and Stump Removal Day at Royalview

These guys are brave!

Hey everyone! Before landscaping can begin, there were 2 pine trees and 8 stumps that had to be removed from our property.

We had one dead pine, and one who’s roots had been chopped during construction of this home, and was located at a slant on the edge of a hill, right next to the house, so that meant danger up the road.

As for the stumps, we had a total of 8, with one that was very large right in the middle of the back yard.

But these guys took care of it right away. They were like an army.

There were guys working the back, and the front at the same time. I believe it only took them about 2 hours to complete everything.

We’ve had tree removal work done in the past, at our former home, and have never seen anyone work this fast or efficiently before. They were amazing.
